Thanks Luis. It's actually steam coming from the chimney, probably from a natural gas boiler running in very cold conditions—around -15° C. The building is the corner of a block of commercial structures and the tenant for the corner space is a dance/exercise studio. So there was some lively action inside. About the mirror, I ususally don't like unexplained objects intruding into a picture, but I couldn't get the rest of the elements I wanted without it, and I never digially remove anything from a picture. It also sort of points at the pickup truck in the shade across the street. As the great David Vestal taught, "if something accidental turns out to work, take credit for it."
